Job Description
Roles and Responsibilities:
A. Budgeting & Estimation:
1. Preparing budget for upcoming projects
2. Coordinating with all stakeholders for their inputs
3. Conducting market research for ongoing rates
4. Preparing department estimate for ongoing projects major packages.
B. Pre-Tendering
1. Reviewing BOQS & technical specifications and providing inputs from value addition and cost optimisation.
2. Preparing tender documents
3. Coordinating with internal & external stakeholders for finalising tender set
4. Identification of new/existing vendors and Conducting prequalification of shortlisted contractors.
5. Formulating Contracting Strategys in consultation with internal stakeholders for the award of the major and minor packages
C. Contract Finalisation:
1. Floating RFI & RFP
2. Arranging site visits for rating of vendors based on quality & safety standards
3. Conducting prebid meetings; Coordinating with internal stakeholders for solving queries
4. Preparing techno commercial comparison; assisting CPC in negotiations; preparing minutes of meetings; preparing NFA and LOI
5. Preparation of Contract documents and subsequently Kick-off meeting
D. Post Award Of Contract:
1. Interacting with relevant Contractors, Suppliers & Consultants in respect of all contractual matters and ensuring implementation of the Contract Document throughout the Contract period.
2. Processing contract/purchase order amendments for Qty. Variation, Extra Items, Change in Scope/Specifications with proper documentation, detailed analysis, capturing claims settlements if any.
3. Involved in processing the contract closure to ensure that all terms and conditions of contracts have complied, before final payment to the contractor
E. Bill Certification:
1. Checking and certifying all bills of Suppliers, Contractors & Consultants.
2. Preparing Bill Tracker & NFA for approval from other stakeholders.
F. Procurement Of Materials:
1. To manage purchase process from PR to PO
2. Follow up for material delivery & service completion
3. Preparation of PO
4. Conducting negotiations as per DOP
5. Preparing periodic MIS
Desired Candidate Profile
- BE Graduate (any stream), preferably NICMAR degree
- Relevant 7-9 years of experience in Residential / Commercial projects is mandatory (luxury residential is preferred)
- Candidate should be from Mumbai location and ready to travel till South Mumbai.
- Important aspects are: market rate knowledge; material requirement & specifications management
- Must have knowledge of measurement tool cognition; of supplier & sourcing
- Should be actively involved in vendor management & material management
- Have a strong affinity to adhering to the Budget
- Attention to detail & strong negotiation skills are crucial to the role
- While cost sensitivity is important, must also be quality conscious and be dedicated to it
- Analyze reporting and business trends to make strategic decisions to drive results
- Exceptional attention to detail, time management, coordination skills (including stakeholder management) and good communication skills
